If you're thinking of selling your home and are on the hunt for an estate agent, consider these questions as a way to gauge what level of service they will offer.

It’s your property. Most likely, one of the largest investments in your lifetime. You want reassurance that your decisions going forward are the right ones. Don't be afraid to ask probing questions. You'll find the good agents will shine because they clearly know their stuff.


1. How do current market trends impact me and my property sale?

Markets fluctuate all the time, and there are normally pros and cons to each. Your agent should be able to advise you on how they think the current market will affect your sale and/or purchase. Agents often see shifts in the market before anyone else. Market insight is vital.


2. How long have you worked as an estate agent, and what's the collective experience of your team like?

Experience isn't just a bonus—it's crucial, especially when navigating challenging markets. Ask any seasoned property owner, and they'll tell you: the right experience can make or break a deal. You deserve a property agent who not only brings years of negotiations and successful completions to the table but also understands the importance of a knowledgeable team. It's essential to know if your valuable transaction will be managed by the expert hands you trust or if it might end up with less experienced junior team members.


3. How well do you know the local area?

Your agent should know the area they are selling in like the back of their hand. Transport, schools, and local know-how are vital in selling your home.


4. What are your fees?

It is a good idea to ask what costs you are liable for when selling. Is there a cost to producing marketing material? What is included in my selling fee? When are your fees payable?


5. What is your marketing strategy?

Where will your property be advertised? Other than the agent's website, what other sites or portals will your property feature on? Would your property benefit from an open house? Does your agent already have a large database of buyers?


6. Who will be my point of contact?

It might sound like a silly question, but having one point of contact can make life a lot simpler. You should expect regular contact from your agent with updates on viewings and/or the progress of your sale.


7. Can you recommend a good conveyancing solicitor?

Having a good conveyancing solicitor is crucial. Your agent should be able to recommend several for you to choose from. A good solicitor will make the transaction smooth and successful!
